Step 1: Understand Why You're Selling

What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or custom home? Do you need to sell it as soon as possible to facilitate a move to a new city or area? I will prepare a comparative market analysis to create the optimal list price. For example, if you need to sell quickly, you might want to price your home lower than if your goal is to make a particular profit margin. Communication is vital so I can adjust your selling price accordingly.

Step 2: Determine Selling Price

Setting the right price for your home is crucial. If priced correctly from the start, more buyers will show interest. When we get an offer on your home, it's a great step forward!  But we're not done yet.  We will evaluate each offer and ensure the party making the offer is prequalified or pre-approved by a mortgage lender and that their offer is acceptable to you.  We'll check to make sure the buyer can afford the home.  If their price is too low, we can negotiate the purchase price or find other ways to make the deal work, like covering some closing costs, adjusting the move-in date, or leaving behind appliances.  Remember, I'm here to get the best for you!

Step 6: Accept an Offer

Once we're happy with the offer, I'll review the contract for you. We'll check for important details like deposit amount (earnest money), down payment, how it'll be financed(type of home loan), inspection periods, repairs, key dates, and any fees and who covers them. Once everyone agrees, I'll get the final contract ready for you.

Step 7: Get Ready to Close

Congratulations on accepting an offer for your home! We're nearly at the finish line. Here's a simplified breakdown of the next steps:

1. I'll create a checklist of tasks to complete before closing.
2. Your home might need an inspection, survey, or appraisal.
3. If any repairs are needed, big or small, we will devise a plan of action.
4. I will contact the buyer's agent and other parties to ensure everything remains on track.
5. If you still need to, you can start planning your move so the new owner can smoothly move in.

Step 8: Close

Congratulations on reaching the final step of selling your home! At closing, you'll officially hand over your property to its new owner. We'll get together with the transaction company to sign off on the legal paperwork and sort out any lingering details. Remember to cancel or transfer utilities, cable, and other services.
